What to keep ready
Exact requirements vary by lender, but this covers what most banks and housing finance companies ask for. Having these ready before you apply can meaningfully speed up approval.
Identity & address proof
- PAN card
- Aadhaar card
- Passport / Voter ID (if available)
- Recent utility bill or rent agreement for address proof
Income proof (salaried)
- Last 3 months' salary slips
- Form 16 / income tax returns for the last 2 years
- Bank statements for the last 6 months
- Employment offer or continuity letter
Income proof (self-employed)
- Business registration / GST certificate
- Income tax returns for the last 2-3 years
- Profit & loss statement and balance sheet, CA-certified
- Bank statements for the last 6-12 months (business and personal)
Property documents
- Sale agreement or builder-buyer agreement
- Title deed and chain of ownership documents
- Approved building plan and occupancy/completion certificate
- No-objection certificate from the society or builder, where applicable
Other
- Passport-sized photographs
- Duly filled loan application form
- Processing fee cheque, if requested by the lender
